He started his first career as a Building Superviser at Yap Burgess Rawson International, managing a portfolio of residential properties, mainly high-rise condominiums. Subsequently, he joined KGV Lambert Smith Hampton as a Head-Valuation Team and had undertaken all sorts of valuations ranging from residential to industrial to commercial for various purposes.

He advanced to the position of Senior Manager by joining PPC International Sdn Bhd (in association with Sallmans International). He had overseen the day-to-day operation of the company, ranging from valuation to being involved in a real estate agency. Over his 5-year career in the property consultancy sector, he has undertaken various complex and high-profile valuations of commercial buildings in the Kuala Lumpur city centres, such as Wisma Sapura in Sg Besi, Wisma MCIS in PJ, Wisma Sejarah in KL town, and Wisma KFC in KL town. His expertise includes conducting a thorough study on the acquisition of commercial buildings such as Bangunan AMDB in Jalan Pahang.

He later moved on his career path in the corporate world as the Manager, taking charge of business development and sales for Bolton Berhad, a well-known public-listed company involved in property development and investment. During his 2-year stint at Bolton, his remarkable business development achievement was assisting the company in entering into a joint venture development on a piece of 4.3 acres of prime land in the KLCC vicinity with Capitaland (Singapore) and UMLand.

On the sales side, he played an important coordination role that helped the respective sales managers achieve the targeted sales performance, especially in increasing the sales of the Tijani high-end residential project in Kenny Hill and Taman Tasik Prima in Puchong on its super-link terrace houses. Besides that, he also worked closely with the property services department on the leasing of the Campbell Complex in the CBD (Central Business District) of Kuala Lumpur.

He further joined Mapletree Logistics Trust (MapletreeLog) as Investment Manager-Malaysia, which is the first Asia-focused logistics REIT listed on the Singapore Stock Exchange. He was actively involved in their Pan-Asia acquisition strategy by identifying yield-accretive prominent logistics, warehouses, and industrial assets and building the acquisition pipeline for the trust, focusing on Malaysia. He was among the few pioneers in steering the acquisition, setting up Malaysia’s office, and forming the overall management structures. During his short stint at MapletreeLog, he successfully assisted and was directly involved in no less than 9 major acquisitions, comprising various large warehouse facilities in Klang Valley and Johor, with an accumulated acquisition value of about RM200 million. He also worked closely with the asset management division to ensure a smooth and effective management program was implemented. Besides, he was also involved in the acquisition of prime industrial land in Shah Alam to set up a state-of-the-art logistics and warehouse hub in Klang Valley.

His latest move was the establishment of BT Properties in 2007, with the aim of providing real estate-related services, leveraging the experience he had acquired over more than 25 years. During this time, he handled various aspects of project sales and marketing, sub-sales and rental, valuation, and property consultancy. Currently, he leads a team of 35 experienced real estate agents who actively serve and assist their clients in building wealth and a portfolio to achieve their property investment goals.

Mr. Billy Tan is also a fellow member of the Royal Institute of Surveyor Malaysia (RISM) and fellow member of Malaysia Institute of Professional Property & Facilities Managers (MIPFM) as well as the member of Malaysia Institute of Estate Agents (MIEA). He has also been appointed as Private Assessor for Shah Alam High Court for Land Acquisition case.
